  1. Is a permit required to replace windows in my home?
    Yes. Window replacement is an energy conservation matter regulated by the state building code. Similarly, a building permit must also be obtained for the replacement or the alteration of existing roof or exterior wall coverings in accordance with the applicable provisions of the building code.

 

2. Do I need a permit to put up a fence? What are the Town of Shrewsbury regulations concerning fences?
    The town does not have its own fence regulations. Shrewsbury defers to the state laws on fencing. A permit is not required to put up a fence up to 6 feet in height. However, if the property is located on a corner, the corner clearance regulations in the zoning by-law must be followed.
  3. Do I need a permit to put a shed in my yard?
   

In accordance with Section VII, Subsection C, of the Town of Shrewsbury Zoning Bylaw, sheds must be placed within either the side or rear yard of the lot. Such structures that are 200 sq. ft. or less in area must be located a minimum of 10 ft. from all side and rear property lines. Sheds that are 120 sq. ft. or less in area do not require a building permit; however, their placement must comply with the minimum 10 ft. setback requirement.

A building permit must be obtained for those structures which are greater than 120 sq. ft. in area and such buildings are subject to real estate taxation. A completed building permit application and 2 plot plans of the property showing the proposed location of the shed and its setbacks to adjacent property lines must be filed in the building inspector’s office. Building permit applications are available either at the office or can be downloaded by accessing the "Forms, Licenses & Brochures" tab.

The placement of a shed or accessory structure that exceeds 200 sq. ft. in area must comply with the side and rear yard setbacks required for a principal building as set forth in Table II of the Zoning Bylaw applicable to the zoning district within which the property is situated.

Effective April 1, 2007, the Seventh Edition of the Massachusetts State Building Code, One and Two Family Dwelling Code, a foundation system (frost protection) is not required for "Freestanding accessory structures with an area of 400 square feet (37 sq. m.) or less and an eve height of ten feet (3048mm) or less..."
